Many times home buyers have a difficult time finding a Designer/Builder that can suit their needs. They want to build a custom home, they have some basic ideas on a floor plan, elevation and amenities but they do not know how or who can put their project all together. We clarify the design-build process by streamlining and consolidating the entire series of actions that are needed to complete your custom home. We will develop your preliminary plans and provide you with a "in-house" estimate to build. When our newly formed "team" (Home buyer + Designer/Builder) feel comfortable we then proceed to complete the plans and get firm construction costs.


Most Builders who claim to be design/build will basically meet with you, take a deposit, and send you off to work with a third party designer. This approach creates miscommunication right from the beginning which will lead to unusually long design time, numerous revisions and cost overruns once construction begins


At KK Designer Homes you will work directly with an experienced, educated and trained Designer + Builder.

 This will ensure timely, accurate and complete construction plans and specifications that will translate into a beautiful home specifically designed and built for you!

Residential Design

Designing custom homes since 1988 we have developed a variety of innovative designs that have met our clients budget while satisfying their design requirements. Our designs and our customers are constantly changing but our philosophy remains the same. Working with this basic premise, the design must include the following criteria;

scale, harmony, activity, relationship and practicality or SHARP.

Scale relates to size and proportion. Rooms should be proportionate to the activity that takes place within them and dimensions should be in proportion to each other. Scale and proportion also apply to the exterior of the home.

Harmony requires that spaces work together to create a feeling of comfort and visual interest. Spaces should share design elements for a common visual experience, yet differ for visual interest.

Activity is the intended use of the space with relationship to its design. The principles of activity are community and privacy. Certain spaces are for togetherness; others are for privacy.

Relationship is how spaces work together. Zones of use refer to several spaces together forming a single zone. Zones should be positioned so that uses do not interfere with each other.

Practicality is a design that works well and is affordable. It may include ease and cost of maintenance, durability, and resale value. It also includes ease and cost of construction.

Renovation

What is renovation? How does it differ from remodel? Well many times these two terms get mixed - up! Remodel will consist of a complete alteration of a living space using all new products. Renovation pertains to restoring, rebuilding and repairing a part of the living space to a former better state. This skill is most important when working on a older home where yesterday's materials and methods do not coincide with today's requirements. We have completed these types of projects in the greater Austin area submitting plans and specifications to the Austin Historical Society. Our experience working on older homes is a valuable asset.

Estimating

If you are a builder or a "do-it-yourselfer" you cannot properly budget for your project without a complete detailed account of the material that you will need to build. We can supply material lists for the following;

Partner with a Contractor

This is a program where we offer consulting and mentoring services to skilled "do-it-yourselfers" on a hourly basis. The most satisfied clients tend to be those who have good manual dexterity, who realize that skills need to be practiced in order to be perfected, and who are willing to risk making a few mistakes and learn from them.

Consult a Designer

Depending on the scale of your project, you might not need a full-on designer commission, which involves extensive meetings, multiple job site visits, and several sets of construction drawings. We offer a one time design consultation where you will be able to tap into our design savvy. We will meet with you, examine the problem, and sketch out a few solutions that could be as simple as opening up a partition or moving a door.
